Understanding the possibilities. Kay Architects was approached by the building Owner to analyze the building code and zoning requirements for property. Based on the Owner’s desire to relocate his business to the second floor of the structure, Kay Architect developed a report outlining the building code and zoning requirements and scenarios for different uses of the first floor of the structure. The Owner was able to understand the construction / cost implication of further development of the property and strategize the best manner to develop the property.
Kay Architects assisted Sammer Architects in surveying the existing conditions of multiple Chi Chi’s Restaurant locations in Maryland, Massachusetts, New Jersey, and New York. The survey involved the verification of the existing architectural layout and structural system conformity to existing documents, when available, documentation of electrical service, water and sanitary services.
Upon completion of the surveys, Kay Architects was retained to assist in the development of the construction documents for the renovation project for several of the surveyed locations.
During construction of a multistory office condominium, Jack Bays, the general contractor, was interested in investigating specific code issues and providing value engineering for the Developer’s benefit. Kay Architects offered an analysis of the specific code requirements and the determination of alternate means of addressing the issues for Jack Bays use in presenting alternates to the Developer.
Structural review. Kay Architects was retained to review and coordinate the structural needs for a four story apartment building with garage below. The coordination of flat plate concrete garage structure and public areas above with the wood framed senior friendly apartments was complicated by the need for a fire wall.
Structural review and Interior Designer. Kay Architects was retained to analyze the preliminary design of a four story senior living facility with garage to incorporate a structural layout that would not affect the general floor plan design concept. In addition, Kay Architects lead the interior design philosophy for the Independent Living public area component of the facility. Wood paneling was used in the two story entrance foyer. The progression of spaces was accented by defining ceiling coffering, changes in flooring material and wall colors.
Interested in presenting the potential of the property, the listing agent for the property contacted Kay Architects to generate a masterplan for a psychiatric office suite in a multi-level building. Working with the agent, Kay Architects documented the existing conditions and develop the program requirement for the psychiatric practice. The final product of conceptual plans provided the layout the practice’s program spaces within the building for the client’s consideration.
Considering a business expansion into a new area and facility, Kintz Mejia Academy of Ballet approached Kay Architects with a space they were considering. Based on the knowledge their existing facility, Kay Architects provided a masterplan of the new space for their consideration.
